THE QUAY HOLDS THE KEY TO AN AWARD-WINNING LIFESTYLE

The Quay estate in Torquay has been named Victoria’s ‘Best Residential Development of more than 250 lots’ in the UDIA’s annual Victoria Awards of Excellence.
The master planned residential development, is a joint venture project between Australand, Intrapac Projects and Gersh Investments delivering its vision of a carefully planned design embracing the natural environment.
The overwhelming response to the development this year has seen people camping out for days before the release of stages 9, 10 and 11 to secure their own piece of prized real estate.
In accepting the award, David Payes, managing director of Intrapac and a member of The Quay’s joint venture team, said this was the high point of a great year for the estate which has gone ahead in ‘leaps and bounds’.
“We are delighted with this win,” he said.
“The estate is coming to fruition beautifully. Sales have been terrific, many homes are being built and key elements of the masterplan, which once were only a vision, are now fast becoming a reality. With the wetlands and open space at the entry and people moving into their homes, the estate has truly come alive,” said Mr Payes.
Robert Pradolin, Australand’s Victorian General Manager, has
seen the estate develop over the past four years and is pleased with its progress.
“The Quay is a standout development which we are very proud of. We are honoured to have received this acknowledgement and such a prestigious award.”
According to David Payes, The Quay is now at a stage where the benefits of the design and siting guidelines are evident with a consistency of coastal residential character throughout the estate.
“The guidelines have provided for a unique yet consistent and visually exciting landscape ensuring homes fit within their natural environment,” he said.
The Quay is designed with green corridors and walking paths, which create a recreational network allowing residents easy access throughout the estate and its wetlands.
The Quay is becoming even more accessible with the Fischer Street Release providing future direct access to the Torquay Town Centre approximately four kilometres away.
This Fischer Street Release comprises 30 lots ranging in size from 425 to 680 square metres and is priced from $183,000.
For buyers seeking a housing solution, an added advantage is the display village featuring 11 homes by seven leading home builders including Simonds, JG King, Pivot, Hotondo, Cavalier West Coast, Hamlan and Malishev.
The Quay sales office is located at 1 Quay Boulevard, Torquay (Melways Ref. 506, E1), and open from 12 noon to 5.00pm each day except Friday.
For further information please contact Australand on 13 38 38.

Simonds Homes
Summer finds Geelong’s first home buyers warming up. With low interest rates a reality and more cuts on the horizon, new changes to the first home owners grant from the Federal Government, and exciting new housing in Torquay – Geelong’s young home buyers will be finding that Summer is a great time to look at property.
Simonds Homes, who have just opened display centres in the newly released estate at Torquay, called The Quay in January, say that first home buyers have much to be happy about.
According to Mark Simonds, the Director of Simonds Homes, “First home buyers in regional areas such Geelong and Torquay are eligible for up to $29,000 when they buy a newly constructed home. When you consider that our Oxford and Meridian homes at The Quay include up to $15,000 worth of extras, that puts you $44,000 in front.”
Both house options combine modern styling and quality, along with an affordability that those new to the market will find appealing. Average prices are around $220,000 and in some cases, parents have become converts too.
For mother of five, Kym Ashwood the opportunities available now made good sense. She purchased 3 Simonds homes for her children, aged 19, 20 and 21 placing deposits for them so they could take full advantage of the Federal Government’s new home buyers grant. As one of the first to apply for the new grants for her children, she saw a chance to give her kids a great start. “We are now able to really build a future for our children, and help them obtain their first
piece of substantial capital,” she says.
Under the current changes, newly constructed homes must be purchased before June 30 2009 and those eligible for the grant need to purchase a home under $500,000 in value to claim the benefits.
Simonds Homes currently have packages for sale in Torquay, Grovedale, Bannockburn, Ballarat, Bendigo and Warrnambool as well as throughout Metropolitan Melbourne and other parts of Regional Victoria.
Mark Simonds says their company is a First Home Buyer Specialist committed to keeping the process simple. “Buying your first home is one of the most important decisions you can make. When you walk into one of our display centres you can be looked after with land, housing and finance.”
For more information on the First Home Buyer’s Grant and the properties available at The Quay, Torquay contact Brian Kenneally on 0413 626 786 or David Trounson on 0417 511 147. Monday to Friday 12pm -5pm or weekends 11am- 5pm.
